Repair and Remodeling Services
It is often difficult at times to find a reliable, experienced, licensed and insured general contractor willing to work from Ha’ena to Kapa`a on short notice to take care of problems, large and small, that may arise. Having worked on numerous rental homes and condominiums, we understand that your priority is to rent the homes as much as you can and we are aware of the necessity of working around a tight schedule to accommodate vacation bookings. We offer repair and remodeling services from Ha’ena to Kapaa.

We are licensed General Contractors (BC23906) with over 20 years of experience in the construction industry, we carry $1,000,000 worth of general liability insurance, are in good standing with the DCCA and have a clear record with the Better Business Bureau. 

Relationships with reliable people
We have good professional relationships with some of the finest licensed specialty subcontractors in the area, including draftsmen, roofers, cabinet makers, rain-gutter companies, plumbers, electricians, concrete and tile masons, painters, pressure washing companies, appliance repair specialists, deep cleaners, and more.

We offer a superior level of service
We look after ALL aspects of remodel or repair and if the scope of the work requires a licensed specialty subcontractor, we handle the scheduling and coordination of all of the subs for each project.  We perform background checks on all subs with the DCCA, we contact the Better Business Bureau to make sure the subs are in good standing and we provide the homeowners with insurance certificates for their peace of mind.  We are adept with the scheduling of jobs in the short periods of time between bookings and are familiar with the necessity of leaving the property cleaner than when we arrived.

Repairs for homeowners
We understand that it is the owner’s responsibility to pay for the upkeep and maintenance of their properties, but we also understand that sometimes the rental agencies handle smaller repairs.  We are happy to work through your company or directly with the homeowners, whichever is easier for you.  We can fax and/or email our repair proposals to the homeowners for their approval and can bill them directly for any work done, or we can process it through your management office.  For remodeling and repair work, we charge on a time and materials basis plus overhead and profit.

We are aware that many of the homeowners live off-island and may not even be aware of some of the smaller things that need to be done in order to keep their homes and condos well-maintained.  The type of work we perform could include:

• Bath and kitchen remodel
• Stair, Deck repair/replacement
• Light/Fan replacement
• Window and screen repair/replacement
• Fixture repair/replacement
• Rot repair
• Flooring repair/replacement
• Coordinating and scheduling specialty subs

Working Together
One option that may work for you and your homeowners is for our company to spend a few hours (at our expense) inspecting and photographing some of the properties that may need attention.  We could then provide you and the homeowners with a detailed list of the suggested repairs and a disk of supporting images, which we or you could then forward to the owners.  If the owners agree to the needed repairs, we could then schedule the repairs in between the rental bookings. 

We understand that you may already have individuals with whom you work for minor repairs under $1000 and in no way wish to take work away from them. However, because of our license and our insurance we are legally in a position to take on projects that have larger budgets and may require a permit.
