Create the home you really want
When you build or remodel a home, you will be asked to make hundreds of decisions and selections, each of which will affect the cost of your home. Our pre-construction programs and services were developed to help you gain clarity so that you can make these important decisions with as much information as possible. Combining the expertise and experience of our design associates and licensed specialty subcontractors, we help you create the feeling, form and function you want in your custom home.

Full disclosure of all costs up front
Then, our home construction Cost Planning program provides you with a realistic breakdown of labor and material costs for everything you need for your home so that you can make more informed decisions and set priorities.

Unlike most general contractors who charge anywhere from 20-30% to cover overhead and profit- we instead charge a fixed monthly fee and we do not charge any mark-up on any materials or labor.  We realized when we began that since we were not going to charge a mark-up on any labor or materials, we might as well pass on all of our contractor’s discounts to our clients. So that is what we do. It’s clean, honest and can save our clients thousands of dollars. For instance, as contractors, we get 25% discounts off all lights and fans, along with discounts for a variety of other materials, from flooring to stone sinks.

Our open book policy
We provide you with a realistic estimate for labor and materials (without the usual built-in contingencies) so that you can make realistic decisions and set priorities. Adjustments can be made in the pre-construction phase, avoiding costly change orders and delays during construction. You review all the bids and all the material quotes. You make the final decision on which bids to accept and you pay for all materials and labor directly.

Executive supervision and management services
We understand that, as an owner-builder, you may not have the experience, the time, or the desire to supervise and manage the dozens of craftsmen, subcontractors, suppliers, inspectors and others who will be involved in the construction of your home. We can handle that for you to whatever degree you require, leaving you the freedom to be as involved as little or as much as you choose to be.

Leonard Lyons
Has over 20 years of experience in all phases of planning, design, and construction management. As co-founder of Lyons Pre-Construction, Inc., he has built several custom homes on the North Shore of Kauai and has consulted with many owners, builders and contractors on their projects. Lenny honed his craft in California, working with several high-end residential contractors, doing both custom remodeling and finish work.

Alison Tilley-Lyons
Has traveled the world for ten years, living in many of the planet's most luxurious and exotic spots, where she cultivated a passion for fine design and architecture. Alison is a successful author having penned Tilley Travel Tips for Safe, Easy, Worry-Free Traveling, which has sold over 250,000 copies. For over 20 years Alison has been involved in her family's company, Tilley Endurables, famous for its Tilley Hats, where she learned the value of extraordinary service, quality and integrity in business. Alison moved to Kauai in 1997.

Subcontractors
We work with specialty subcontractors who are licensed in Hawaii and have general liability insurance. We conduct background checks on all subcontractors who work with our clients. If subcontractors have employees, we require proof that they provide workman's compensation insurance, temporary disability insurance, and health insurance for each full-time employee.
