Preparation for financing and bonding
Meticulous advance preparation helps you move forward more quickly and efficiently with both financing and the construction of your home. We show you how to protect yourselves and your money by clarifying what you want before you begin. We help you prioritize needs and we organize Project Reference Binders for you with information you'll need for the banking/bonding process.

Here's how it works:
We start with our pre-construction cost planning phase. This involves costing out the entire home (all finishes, floors, cabinets, counters, windows, doors, appliances, plumbing fixtures, trim, electrical and structured integrated wiring plans etc.) It’s during this pre-construction phase that we request multiple bids from licensed specialty subs from each category. We will then show you 2 electrical bids, 2 roofing bids, 2 plumbing bids, 2 framing bids, 2 excavation bids, etc.

The pre-construction process can take several months (a few hours here and there over many months) so it’s better to start this phase earlier than later.

If you are unsure about what finishes you want in your house- we can help you with that too. We work with talented color and interior designers, lighting designers, and water feature/landscape designers and installers as well.

By the time the pre-construction phases is done, you will have a comprehensive design binder filled with ideas and photos for each area of your house of what you want it to look like and very important….a cost planning binder so you can know what the approx. costs of construction will be. Yes, prices may go up a bit from when you get the bid to when the actual construction begins, but it’s not too early to find out how much you can build it for. If there are certain areas or finishes that you don’t want to decide on until the house is under way- we can leave a fairly high budget allowance in the budget category allowing you the freedom to choose later.

When you build a home, you will be asked to make hundreds of decisions and selections, each of which will affect the cost of your home. Our pre-construction programs and services were developed to help you gain clarity so that you can make these important decisions with as much information as possible. Combining the expertise and experience of our design associates and licensed specialty subcontractors, we help you create the feeling, form and function you want in your custom home.

Full disclosure of all costs up front
Then, our home construction Cost Planning program provides you with a realistic breakdown of labor and material costs for everything you need for your home so that you can make more informed decisions and set priorities.

The actual construction:
Unlike most general contractors who charge anywhere from 20-30% to cover overhead and profit- we instead charge a fixed monthly fee and we do not charge any mark-up on any materials or labor.  We realized when we began that since we were not going to charge a mark-up on any labor or materials, we might as well pass on all of our contractor’s discounts to our clients. So that is what we do. It’s clean, honest and can save our clients thousands of dollars. For instance, as contractors, we get 25% off all lights and fans, along with discounts for a variety of other materials, from flooring to stone sinks..

Why should your contractor make more money because you choose teak floors, a stunning stone tub or top of the line commercial grade appliances for your kitchen?

Our open book policy
We provide you with a realistic estimate for labor and materials (without the usual built-in contingencies) so that you can make realistic decisions and set priorities. Adjustments can be made in the pre-construction phase, avoiding costly change orders and delays during construction. You review all the bids and all the material quotes. You make the final decision on which bids to accept and you pay for all materials and labor directly.

Executive supervision and management services
We understand that, as an owner-builder, you may not have the experience, the time, or the desire to supervise and manage the dozens of craftsmen, subcontractors, suppliers, inspectors and others who will be involved in the construction of your home. We can handle that for you to whatever degree you require, leaving you the freedom to be as involved as little or as much as you choose to be.
